Appraisal Firms
Solo practices through firms of roughly fifteen: owners, staff and contract appraisers, trainees, the person who runs the office. I have run one since 1997, which is why this page is not written at you.
What is pressing on you
- UAD 3.6 is a shop conversion, not a software update. Templates, checklists, software configuration, and a review habit built on a form that no longer exists. Industry surveys in early 2026 found roughly three percent of appraisers had completed an assignment in the new format and well over half had not finished the required seven-hour training.
- Your quality control process is probably not written down. That is the finding, and it is the most common one.
- Your supervisor and trainee program has to survive the criteria changes now in exposure draft. The proposals consolidate the experience pathways and remove the calendar minimum; the program you built to the old structure will not map cleanly.
- Panel conditions are getting sharper. AMCs under their own pressures push requirements down to the panel, and a shop with a documented standard absorbs them at no marginal cost while a shop without one negotiates each time.

What I bring
I am not a consultant who read about this. I hold an active Georgia Certified Residential credential, I have been appraising since 1997, and I have run a shop the whole time. I have also been the reviewer rejecting the report and the lender-side desk asking for the revision, which is a useful thing for the person building your quality control process to have been.
Questions
Is this priced for a shop our size?
Every fee is quoted against the scope, and a two-week workfile audit is scoped like a two-week workfile audit. You will have the number before you have a proposal to review.
Will you work in our software?
Yes. Conversion work happens in the tools you actually report in, not in a slide deck about them.
We are mid-conversion and stuck. Can you start there?
That is the most common starting point this quarter. The assessment tells you what is actually blocking delivery, and the conversion work starts from that list.
