The UCDP stops accepting UAD 2.6 in [N] days.

Not a soft cutover. A submission on or after that date comes back Fatal. If you are a lender, an AMC, or an appraisal firm still working files that will land in November, the exposure is already in your pipeline.

The date that matters is the submission date, not the effective date.

This is the detail that will cost people money. Eligibility is determined by when the report reaches the portal, not by when the appraisal was made, not by when the order was placed, and not by when the borrower applied.

An appraisal with an October effective date, submitted on November 3, is not a 2.6 file that arrived slightly late. It is a file that cannot be submitted in the format it was written in.

Work backwards from that. The last business day before the cutover is Friday, October 30. Every order still in inspection, revision, or review that week is exposed, and revision cycles are exactly where files go to sit.

One piece of relief, and it is narrower than most people think. A 2.6 report that reached the portal on or before November 1 can still be revised and resubmitted in 2.6 through May 3, 2027. That grace period covers files already through the door. It does nothing for an order that misses the date, and it is not an extension of the mandate.

When this mandate landed on a non-QM lender's desk, I authored the internal transition guide, the industry timeline, the platform alignment, and the operational impact laid out for appraisal, underwriting, quality control and technology, each of which breaks differently. An outside training contractor had been engaged to do that work. They withdrew, because it was already done.

  1. Ordering logic, whether an order can even be placed in the new format, per channel.
  2. Vendor verification, which panel appraisers and AMCs can actually deliver 3.6 today.
  3. Review desk retraining, reviewers calibrated to a report that no longer looks like the form they learned.
  4. Pipeline exposure, every file that will still be open the week of October 30, identified now.
  5. The revision-and-resubmission path, who owns a Fatal comeback and what the clock looks like.
  6. Downstream systems, underwriting, QC and delivery logic that parses fields that moved.
